Buying a Home
Purchasing a property by private treaty is a fairly seamless process that the experienced salesperson at Bayleys will step you through with ease and total professionalism.
You will have an in-depth meeting with the salesperson, during which they will ask specific questions about what is important to you, ie number of bedrooms, schooling, proximity to town, recreational activities, price range and settlement preference. Once this has been established, the salesperson will show you a range of properties that may interest you.
When you have made your choice, the salesperson will prepare a sale and purchase agreement and will recommend the necessary clauses, ie subject to builders report, checking the Council file and / or arranging appropriate finance. If you don’t already have your own solicitor, Bayleys will provide you with a list to choose from. Some people like a solicitor to check a contract before it is signed and others are comfortable with the salesperson’s advice.
Once you have signed the sale and purchase agreement, it is presented to the vendor (person selling the house) by the salesperson. Depending on the offer there may be a period of negotiation. Once both parties have signed the contract, you will be required to pay a 10 per cent deposit and then the due diligence period will take its course. When the contract becomes unconditional, this means the vendor has sold and you are the proud owner of your new home. This can sometimes be a very quick process, about 24 hours from first viewing a property.
