Bayleys Rotorua

Bayleys Rotorua is the districtís leading-edge real estate company with a proven track record.

The company operates from a stylish office in an exclusive, lake-end location in the heart of Rotorua. The trend-setting office building incorporates two luxury upstairs apartments and an independently owned and operated upmarket cafť, ideal for entertaining clients.

With a population of close to 70,000, Rotorua offers a great variety of homes, with many situated on or around one of the many surrounding lakes. Bayleys Rotorua holds a niche market specialising in waterfront properties, special projects, commercial, tourism and country, as well as exclusive listings at the top end of the residential market. In recent times, the company has been the exclusive marketing agent for sell-out sub divisions in prestigious areas of Rotorua, generating multi-million dollar sales.

Geographically Rotorua is unique and as a region has much to offer. Along with the stunning lakes district, the Rotorua caldera contributes to the regionís uniqueness and numerous centrally located homes have the popular and unusual feature of thermal heating. Over the past months, the city has experienced a 33 per cent increase in urban property values. In relation to other centres property is affordable and lifestyle choices abound. Entry level for lawn-to-lake properties is upwards from £360,000.

Lake properties, while enjoying prime and coveted locations, are within easy reach of Rotoruaís central business district and all levels of schooling.

Bayleys Rotoruaís country division encompasses pastoral, horticultural, viticulture and lifestyle property marketing. Demand for lifestyle properties continues to escalate as investors appreciate the value of a clean, green, rural lifestyle within easy reach of city amenities. The company believes Rotorua is a great place to invest as the returns are comparative to other centres, and in many cases exceed them, with steady capital growth. Commercial and industrial real estate is also poised for continuing good growth as the market is driven by supply and demand.

Buying a Home

Purchasing a property by private treaty is a fairly seamless process that the experienced salesperson at Bayleys will step you through with ease and total professionalism.

You will have an in-depth meeting with the salesperson, during which they will ask specific questions about what is important to you, ie number of bedrooms, schooling, proximity to town, recreational activities, price range and settlement preference. Once this has been established, the salesperson will show you a range of properties that may interest you.

When you have made your choice, the salesperson will prepare a sale and purchase agreement and will recommend the necessary clauses, ie subject to builders report, checking the Council file and / or arranging appropriate finance. If you donít already have your own solicitor, Bayleys will provide you with a list to choose from. Some people like a solicitor to check a contract before it is signed and others are comfortable with the salespersonís advice.

Once you have signed the sale and purchase agreement, it is presented to the vendor (person selling the house) by the salesperson. Depending on the offer there may be a period of negotiation. Once both parties have signed the contract, you will be required to pay a 10 per cent deposit and then the due diligence period will take its course. When the contract becomes unconditional, this means the vendor has sold and you are the proud owner of your new home. This can sometimes be a very quick process, about 24 hours from first viewing a property.
